Thank you for your interest in renting one of our properties. CREP strictly adheres to the Fair Housing Laws and treats all applicants equally.
Attached you will find the Rental Application to start the process. Our company will check your credit, do a background check, verify employment, and call your previous landlord(s) for rental references. We understand that there are sometimes issues on your credit report that can be explained, and if required, we will do an interview with you. If your application is denied due to your credit report, you will receive a notice in writing and then will be entitled to a free copy of your credit report under the Fair Credit Reporting Act. We can normally give you a decision within 24 hours.
Each occupant 18 years of age or older must complete and sign an application. At the time of application, a $50 cash, non-refundable application fee is due. If applicants are husband and wife, the fee will be $60. If unmarried, the application fee will be $50 per applicant. If a co-signor is necessary, the co-signor must be local and must complete the application and pay a $50 fee. Acceptance of a co-signor is subject to individual consideration and approval by CREP. If your employer subscribes to an Employment Verification Service, please include an additional $25 to cover the expenses for the verification of your employment.

Proof of income. For example: pay stubs, letter from employer on company letterhead stating net amount of pay and length of employment.

Proof of residence as of the date of application. For example: current lease agreement, utility bill, etc.
THE APPLICATION WILL NOT BE PROCESSED WITHOUT THIS INFORMATION BEING INCLUDED. THIS IS FOR YOUR PROTECTION TO HELP IN PREVENTING IDENTITY THEFT.
All properties require that the first month’s rent, any applicable pet fees, and the required security deposit be paid prior to move-in. The property will remain available on the rental market until your application is accepted, first month’s rent received and a valid Lease signed.
If your application is accepted, prior to move-in we will do a walk-thru with you and make note of any existing issues with the property. Any damages not noted on this walk-thru excepting normal wear and tear will be your responsibility. Prior to releasing the keys, your Security Deposit and Pet Fee, if applicable, will be due.
Please be sure that all required information on the application is completed and the application is signed. An incomplete application will not be considered. Complete names and phone numbers of employers and prior landlords must be provided.
The application and processing fee are to be delivered to our office located at the above address. If you can only get by after the normal operating hours of Monday thru Friday, 9:00 a.m. – 5:00 p.m., please give me a call and we will make arrangements to meet with you.
All approved applicants will be required to show a Government issued photo ID at the time of lease signing.

I understand that there is a non-refundable application fee, which must be paid in full when the application is submitted for consideration. Proof of identification must also be submitted. I understand that, if any of the information that I have provided is false or misleading, my application may not be approved. I understand that the property will remain available on the rental market until this application is accepted, security deposit received, and a valid Lease signed. If this application is accepted by Landlord, Applicant agrees to execute a rental agreement for the property and to pay the required security deposit and the rental for one month before occupation of the property.
The applicant agrees that the Property Manager or Real Estate Broker representing the Tenant or Landlord and all affiliated agents are not responsible for obtaining or disclosing any information contained in the South Carolina Sexual Offender Registry. The applicant agrees that no course of action may be brought against the Property Manager or Estate Broker representing Tenant or Landlord for failure to obtain or disclose any information contained in the South Carolina Sex Offender Registry. The Applicant agrees that the Applicant has the sole responsibility to obtain any such information. The Applicant understands that the Sex Offender Registry may be obtained from the local sheriff’s department or other appropriate law enforcement officials.
